Built in 1925 by the U.S. Army Corps of Engineers, this Arts and Crafts bungalow is one of five originally constructed for army officers in Washington, D.C.’s Spring Valley/American University neighborhood. 4331 44th Street is the last of these historic homes to be thoughtfully modernized.

The renovation addressed significant structural deterioration while restoring original character. Historic wood siding was uncovered and repaired, the roof was replaced with cedar shingles, and new foam insulation and high-performance windows created an efficient building envelope. Traditional Arts and Crafts colors are paired with modern accent tones.

Following Washington, D.C.’s 2016 zoning update, the home was reconfigured to include an Accessory Dwelling Unit (ADU), providing affordable housing in a transit-rich neighborhood. The sloping site allowed the house to be divided into two units with generous outdoor space for the ADU. Comprehensive system upgrades with high-efficiency HVAC, appliances and low flow plumbing fixtures improved comfort, efficiency, and sustainability.
