PEPCO is sited in the District’s east end, located on a 47,491 squarefoot lot at the corner of 9th and G Streets. The site is flanked by the National Portrait Gallery and the Martin Luther King Library. The 370,000 square-foot, 10-story building houses 1,360 employees in a primarily open plan office configuration. In addition to the general office areas, the building contains a 4,000 square-foot conference center, executive offices and boardroom, 6,500 square-foot gallery, and a 24-hour Customer Service Representatives Command Center/Customer Service Retail Center. The building also includes 4 levels of parking below grade. The building was designed with close attention to the interior program, studying core placement and configuration, column grid systems and mullion spacing to ensure the building would respond to space standards, and allow for future planning flexibility and efficiency. The architecture of the building is designed to convey the company’s ideas about energy, communications and the future, and communicates cost consciousness as appropriate for a regulated utility
